Consultation has concluded

The City of Mandurah has received a proposal seeking the following primary modifications to the Lakelands North East Structure Plan (also known as The Gardens Private Estate):

  1. Modify the residential density range from R25 – R40, to R25 – R60. This refers to the lot sizes within the estate;
  2. Reconfigure public open space areas and adjust residential area and road alignment as a result of an EPBC Act approval obtained in December 2019; and,
  3. Provide additional two storey boundary wall provisions for RMD-40 (R40) and RMD-60 (R60) development consistent with Local Development Plan 1 approved October 2019.

  3. Provide additional two storey boundary wall provisions for RMD-40 (R40) and RMD-60 (R60) development consistent with Local Development Plan 1 approved October 2019.

In relation to the reconfiguration of public open space, the developer is seeking to reduce the current public open space contribution from a 15.9% surplus to 12.09% - which remains in excess of the 10% Liveable Neighbourhoods requirement. The conditions of the EPBC Act approval require the developer to identify and implement an offsite offset for black cockatoos, limit the clearing of black cockatoo habitat trees, install artificial nesting hollows and implement revegetation within the site.
